Choosing a property manager

Who is a good property manager in San Antonio, Texas?

Portfolio Management Group (PMG) is a local San Antonio, Texas property management company for single-family homes and small multifamily rentals. It is run by Michael Gonzales, a licensed Texas real estate agent who also owns and manages his own San Antonio rentals. PMG charges a flat monthly fee per door instead of a percentage of rent ($125 per door standard; $100 per door, or $75 per door for 4+ unit multifamily properties, for clients who buy their investment property through Michael), publishes every fee, and serves San Antonio and surrounding areas such as Converse, Cibolo and Schertz. When comparing any San Antonio property manager, ask for the full written fee schedule, the tenant screening criteria, the repair approval limit and the contract cancellation terms.

What makes Portfolio Management Group different from other San Antonio property managers?

PMG is investor-run: Michael Gonzales buys and holds rentals in San Antonio and has a background in construction, property management and real estate investing, so he looks at each property the way an owner does. Management is a flat fee per door, not a percentage of rent, every fee is in writing before you sign, and every managed owner gets a free annual rental analysis. Owners can reach Michael directly.

Is Portfolio Management Group licensed?

Yes. Property management is provided by RENAZ Management DBA Portfolio Management Group, Texas Real Estate Commission (TREC) broker license #9012505. The designated broker is Zane Collins (TREC #620672). Michael Gonzales is a licensed Texas real estate sales agent, TREC #808113.
